    INSTRUCTIONS FOR CLIENT TO FILL NDC FORM

    No Objection Certificate is the first step for transfer in which the owner has to apply for clearance of his all-outstanding dues and objections from society. NOC form will be issued by transfer office. After issuance of NOC Seller / Authorized Dealer has to submit all transfer documents of both parties.

    Documents Required from Seller

    1. Following documents are required from Seller: –

    (c) 01 Passport Size Photograph.

    (d) Copy of CNIC.

    (e) Rs. 50/- Stamp Paper (blank) with Oath Commissioner Stamp.

    (f) NOC fee Rs. 4,000/- (Normal), Rs. 8,000/- (Urgent) & Rs. 15,000 (Same Day).

    (e) Power of attorney from respective country’s Pakistani Embassy with copy of Passport, Visa, Entry and Exit Stamps (in case of seller is out of Pakistan), Rs. 50/- Stamp Paper (blank) with Oath Commissioner Stamp.
    (f) Power of attorney from Gujranwala court as per law and order (in case of seller is out of city or suffering from physical disability), Rs. 50/- Stamp Paper (blank) with Oath Commissioner Stamp.
    (g) Copy of CNIC and 01 photograph of Attorney dully attested (in case of attorney transfer).
    (h) Surrender Copy of Original Booking Form / Transfer Intimation Letter / Allocation Letter, if already transferred and installment slips (for file on installments).

    Documents Required from Purchaser

    2. Following documents are required from Purchaser: –

    (a) 01 Passport Size Photograph.

    (b) Copy of CNIC.

    (c) Copy of CNIC Nominee (optional).

    (d) Rs. 50/- Stamp Paper (blank) with Oath Commissioner Stamp.

    (e) Power of Attorney from Site Office with copy of Passport, Visa, Entry and Exit Stamps (in case of purchaser is out of Pakistan), Rs. 50/- Stamp Paper (blank) with Oath Commissioner Stamp. (Local Power of Attorney is not allowed for Purchaser)
    (f) Copy of CNIC and 01 Photograph of Attorney dully attested (in case of attorney transfer).

    (a) In case of file / plot being Gift, normal transfer procedure and fees will be applicable.

    (b) In case of death, 50% transfer charges will be waived off. The NOC will be issued after Succession certificate is verified by Legal Advisor of Fazaia Housing Scheme Gujranwala.

    Transfer requirement

    5. Following formalities are required at the time of transfer: –

    (a) NOC Fee

    (c) Presence of seller and purchaser

    (d) Original CNIC of both parties
    (e) All transfer documents i.e., Application of NOC, Application for transfer, Original
    Membership Form / Transfer Intimation Letter / Allocation Letter and Affidavits for Seller and Purchaser.
    (f) Sale Agreement will be made in between both parties.

    (g) Transfer Officer must verify seller & purchaser from their original CNIC at the
    time of transfer and take separate & combine pictures of both parties.
    (h) Transfer Officer will take signature and thumb impression of seller & purchaser on transfer documents in the presence of Responsible Officer.
